What are the next steps?

Call
If you’re looking to buy or lease, we’re looking forward to our discovery call soon.
Selling
If you’re considering selling — we’ll first schedule a tour of the property during our discovery call. During the tour, we take detailed notes and photos of the building systems (mechanical, structural, plumbing, electrical, HVAC, etc).
Documents
During this time, we’ll be asking for certain documents that are important for our valuation (here is a cheat sheet).
Tour
After our tour and delivery of the valuation docs, our team will be working on a detailed broker opinion of value (BOV). This usually takes 1-2 weeks.
BOV
Once ready, we’ll meet one more time to go over the BOV. If you reside out of the area, we’ll set up a call and deliver the BOV digitally, alongside a video walking through the report that you can reference anytime in the future.
Listing
When we’re on the same page on price, we can quickly move to listing setup as soon as you’re ready.
What You Need to Know
I have tenants at my property. Can you do tours after business hours?
Yes. We regularly arrange for tours either after business hours or on weekends.
Do you install “for sale” and “for lease” signs?
Yes. We install temporary high-contrast, clean signage on listings following our red, white, and blue color schemes. However, we do not install any signs at multifamily properties.
How long does a listing agreement last for a commercial property?
Our typical listing agreement runs for 12 months.
Can I cancel a listing agreement early?
Yes. Our structure allows you to end the listing agreement early without cause, with 30 days notice and an early termination fee, typically $2,500.
If you lease my property and then sell it, what is the commission?
We credit a lease commission against a sale commission, so you only ever pay a pre-set total fee.
I know someone who may want to buy my property. Can we exclude them from the listing?
We do honor pre-existing relationships which must be specified in the listing agreement. If that party buys the property during a certain time period, we can reduce the commission to just cover paperwork and light assistance.
What info do I need to provide to have my commercial property valued?
Our preferred set of documents is available here on this cheat sheet. These documents help ensure our valuation is accurate.
How do you protect confidential information?
Merit Commercial Real Estate aligns with and follows NIST Cybersecurity Framework guidelines, protecting your confidential information at a higher level than most other real estate brokerages.
How confidential is the marketing process?
While we default to maximum exposure, we have tailored our marketing in the past based on confidentiality requirements. Signage, public marketing, and tours can all be customized, especially when you have employees or tenants who don’t need to know the property is available.
