What’s next?

1. Discovery Call

We’re looking forward to our discovery call soon.

If you’re only looking to buy or lease, we'll go straight into a market survey and property tours after our first call.

2. First Tour

If you’re considering selling — we’ll first schedule a tour of the property during our discovery call. During the tour, we'll be taking notes and photos of all building systems (mechanical, structural, plumbing, electrical, HVAC, etc).

3. Documents

This is the time most of our clients provide us with certain documents that are important for our valuation (here is a cheat sheet!)

4. Research

After our tour and delivery of the valuation docs, our team will be working on a detailed broker opinion of value (BOV). This usually takes 1-2 weeks.

5. Valuation

Once ready, we’ll meet one more time to go over the BOV. If you reside out of the area, we’ll set up a call and deliver the BOV digitally, alongside a video walking through the report that you can reference anytime in the future.

6. Listing

Once we’re on the same page about price, we can immediately being listing setup as soon as you’re ready.

Yes. We regularly arrange for tours either after business hours or on weekends.

Yes. We install temporary, high-contrast, clean signage on listings following our red, white, and blue color schemes. However, we do not install any signs at multifamily properties.

Our typical listing agreement runs for 12 months.

Our structure does allow you to end the listing agreement early without cause, with 30 days notice and an early termination fee, typically $2,500.

No. We credit a lease commission against a sale commission, so you only ever pay one pre-set total fee.

We do honor pre-existing relationships which must be specified in the listing agreement. If that party buys the property during a certain time period, we can reduce the commission to just cover paperwork and light assistance.

While we default to maximum exposure, we have experience tailoring our marketing based on confidentiality requirements. Signage, public marketing, and tours can all be customized, especially when you have employees or tenants who don’t need to know the property is available.
