Yes. We can tailor this to your preferences, but we typically schedule recurring update calls every 2-4 weeks once the property is on the market. At all other times, you can contact us anytime during the day and we work hard to respond quickly.

While commission rates are determined by the deal itself, we do have a standard minimum fee. A $1,500 non-refundable deposit is due upon signing of the listing agreement, which we put towards signage and a big online ad budget - this deposit is credited back to you at closing.

We are not a qualified intermediary, but we work with many professional 1031 exchange firms regularly. We are happy to make introductions to multiple QI options.

Typically 1-2 weeks. We only value a property after we complete our intake process. This includes a tour, building systems inventory, and delivery of property reports, all of which ensures our valuations are accurate.

From our first call to when your property goes live on the market, the setup process usually takes 3–5 weeks. Note that this timeline can vary, as we schedule photography only on good weather days to make sure your property looks best.

Yes. The vast majority of the time, we set a max buyer’s broker fee upfront that we offer to the other broker. We actively seek out and prospect other brokers for all of our listings.
