The surrounding properties were part of the former regional hospital (since demolished) and carried with it many ongoing CC&R issues, a questionable PUD overlay, deferred maintenance, positioning within a tertiary market, and overall prevailing market conditions. The medical office sector was particularly challenging, requiring careful consideration of the Property’s competitive positioning, targeted outreach, and high-quality marketing materials. A strong understanding of the local market and buyer demand ultimately helped navigate these obstacles throughout the sales process.‍
