The Challenge: Scott and Caspian had the complicated task of first assigning a value to, and then subsequently marketing, the 23-parcel assemblage, which is burdened by numerous layers of CC&Rs, common area interests, an obsolete PUD, and multiple third-party entities which own parcels/buildings within the site.

Merit's Process: The site was marketed to maximize exposure, and relied on the selling entity being open to selling the site in smaller portions. The listing brokers and seller carved up the site in 3, smaller portions. Each of the 3 portions was listed separately, as well as one listing for the entire site. It was made clear in all marketing that the Seller’s preference was one transaction for the site.

The Result: The entire site sold as one package, in an all-cash transaction in December 2024 for $2,000,000.
