Merit Commercial Real Estate exclusively represented Sinclair Broadcast Group (NYSE: SBGI) in their sale of 111 North Fir Street, Medford, the former Mail Tribune headquarters. The all-cash transaction closed on March 13th, 2026 for $3,495,000 after about a two month escrow.
The buyer - Oregon Center for Creative Learning - operates the Children's Museum of Southern Oregon just around the corner in downtown Medford. The buyer has significant plans to remodel the asset to suit their needs, which will be a similar use to the Children's Museum, currently located in a building leased from the City of Medford.
This purchase follows the common pattern of non-profit organizations, through grants, savings, operations, or otherwise, demonstrating exceptional financial capabilities and providing much-needed liquidity in the office and specialty property type markets. The building itself consisted of 30,560 square feet across two floors of high-quality office space.
Although somewhat dated from the 80s, the interior was in good condition and included significant updates to the systems and infrastructure, as well as a rooftop patio, impressive public entrance, and abundant conference/event space.
