Additionally, the site, while it had strong visibility, was located in a less demographically desirable submarket of Medford and was totally unimproved except for some asphalt, gravel, and grading. Additionally, the overall land market at the time was facing significant struggles with very few development projects penciling and significant competing supply available on the market.
