The asset is a professional office building located in downtown Grants Pass. The building area consisted of ±6,000 square feet across two stories with excellent visibility on a high-traffic corner lot. The property was vacant at the time of sale. 

The Challenge: The transaction presented challenges across environmental due diligence, contractual complexity and overall property functionality. Each required additional analysis and coordination to ensure the Property met the buyer’s expectations and that potential issues were addressed before closing. 

Merit's Process: The Merit team helped execute a permanent cross-access easement during escrow, provided significant supporting data to the appraisal team, helped confirm environmental status was clean, and personally attended several tours throughout escrow. Despite the challenges, Merit Commercial Real Estate focused efforts on marketing the property with the core goal in mind: to answer buyer's questions before they even ask. In proactivity and anticipating problems; the specialized knowledge and single focus on commercial real estate in Southern Oregon aided in navigating the complex transaction.

The Result: The transaction closed in April 2026 for $725,007 after 7 days on the market. The end buyer was a local engineering firm purchasing their first building which will be their new headquarters.
