Caspian Hoehne of Merit Commercial Real Estate, in partnership with RE/MAX Integrity, represented the Seller in the sale of 1863 NW Washington Boulevard in Grants Pass, Oregon. 

The Property: The property includes approximately 5,200 square feet of improvements on 2.42 acres and was developed in 2021 for Weekend Beer Company. The steel-frame building includes a clear-span layout, three 12-foot glass overhead doors, a 20-by-30-foot cold room, central HVAC, three-phase power and a large outdoor courtyard with four utility-served food truck pads.

The Challenge: The assignment required marketing a property that combined several different components: an operating brewery and taphouse, a specialized tenant buildout, and additional land intended for future development. That combination created a narrower buyer profile than a conventional retail or industrial investment, but also gave investors more than one way to evaluate the property due to its income producing factor.

Merit's Process: Marketing focused on the existing income-producing use while also emphasizing the longer-term development potential of the site. The property included additional parcels and I-P zoning, allowing the land component to remain an important part of the investment story rather than simply excess acreage.

The Result: Caspian Hoehne of Merit Commercial Real Estate and Robyn Lasky of RE/MAX Integrity Grants Pass represented the seller in the transaction. The property closed on December 31, 2025 for $1,450,000 after going under contract on December 5, just 24 days after listing.
