Caspian Hoehne of Merit Commercial Real Estate, alongside Robyn Lasky of RE/MAX, represented the Seller in the sale of 10569 Hannon Road, a ±5.55-acre industrial development site consisting of three parcels. 

‍The Challenge: The site is located within a developing commercial core, but its configuration created some challenges. One parcel was separated by a roadway, and the property included differing topography. Combined with the generally narrower buyer pool for commercial development land, these factors required more targeted marketing.

‍Merit's Process: Merit's strategy focused on regional developers and investors who could recognize the long-term potential of the land and work with the site's parcel layout. The buyer, Storage Emporium LLC, operates the storage facility immediately adjacent to the property, making the acquisition a logical expansion opportunity.

‍The Result: The property sold for $347,985 in an all-cash, short contract time transaction and closed in April, 2026. Caspian Hoehne and Robyn Lasky represented the seller in the transaction. The buyer was not represented by a real estate broker.
