Oregon's Maximum Rent Increases Posted for 2026
Oregon imposes maximum rent increases statewide, which update every year. All property owners should stay up to date on state laws and changes.

While most landlords have heard already, the Oregon Dept. of Administrative Services posted the maximum annual rent increases for multifamily and mobile home communities - 9.50% and 6.00%, respectively, although the cap for MHC goes to 9.50% if the facility has fewer than 30 spaces.
Stemming from SB 611, passed in July 2023, these figures are calculated as the lesser of either 10%, or 7% plus CPI (that's how they arrived at 9.50%). Rent caps are modified annually - last year's was 10.0%. Caps for the following calendar year are posted no later than 9/30 of the preceding year - but be careful about giving out increase notices to your tenants late in the year, as the cap applies to the day it actually takes effect - i.e., 90 days after the notice is given.
9.5% - 2026's maximum annual rent increase for multifamily is 9.50% - some exemptions exist - such as some newer buildings less than 15 years old (consult with an attorney for any questions).
6.0% - Most mobile home communities over 30 spaces* face a 6.00% max. annual rent increase. Parks under 30 spaces may be allowed to increase rents by the same 9.50% that applies to conventional multi properties (*exceptions and other stipulations apply - consult an attorney).
