Flurry of New Development Projects Signals Growth in Medford Region

MEDFORD, OR - Development activity in Southern Oregon has picked up steam in 2025, with numerous ground-up and re-tenanting projects getting approved, breaking ground, and delivering throughout the year.

Several highly-visible projects are coming into focus as we ended 2025 and start the new year.

You may have seen a large tilt-up concrete building suddenly appear on the west side of the expressway by the airport - this is Pepsi's newest regional distribution center. The ±84,000 square foot building is currently completing construction, and includes approximately 8,000 square feet of office space and a detached 3,120 square foot fleet garage. The building will include dozens of dock-high doors and built to modern standards.

Another building that seemingly 'came out of nowhere' to drivers near I-5's exit 27 is the 4-story WoodSpring Suites, a 122 key extended stay hotel at 529 E. Barnett Road, nearly construction completion. This new addition to the slate of hotels in the area is approximately one-half of the total two-hotel development planned on the site, including space for a future drive-thru coffee stand.

At the municipal level, Rogue X, the region's largest public recreation facility, is seeing construction continue on the massive exterior expansion. Expected to open to the public in 2026, the project includes 19 lighted pickleball courts, three sand volleyball courts, three youth baseball fields with batting cages, a full new neighborhood park, 260 new parking stalls, and a Vietnam Veterans Memorial.

On the drive-thru side, Dave's Hot Chicken is coming to Medford near the south exit, taking over a vacant retail building with a drive-thru that was constructed on spec several years ago.

Additionally, the King Wah's building and surrounding 1.51-acres traded in July of 2025, and is undergoing planning for a new drive-thru user soon to be announced. The development team is seeking a second complementary tenant to construct a new asset to replace the existing corner building.

While there are many other development projects both under construction and in planning stages, these are some of the sites we've received questions about. Overall, the continued development in the region signals growth and improving demographics.
