McConkey Auction Group signs landmark lease in Medford; takes over Webfoot

MEDFORD, OR - Scott King and Caspian Hoehne of Merit Commercial Real Estate exclusively represented the landlord in a landmark lease transaction completed in early November. MEG, LLC, the owner of 3450 Crater Lake Avenue in north Medford, agreed to terms to lease to McConkey Auction Group on a multi-year, record-setting lease deal.
McConkey Auction Group ("MAG") is a Pacific Northwest-based wholesale auction company focused on automobile auctions. The new flagship Medford location adds to their large-scale facilities across Oregon, Washington, and Alaska. It's sister company, DAA, operates a 100-acre 'mega-site' in Spokane, auctioning hundreds and even thousands of vehicles regularly. The similar facility leased by MAG in Medford is a 15,944 square foot warehouse on nearly 5 acres of paved yard - which will reportedly allow MAG to receive upwards of 400 vehicles.
Webfoot Trucking, the long established truck and trailer service and sales business was located at this site for 52 years before closing in Q2 2025. The warehouse was unique, and highly desirable with 8, 14' overhead doors on the front and rear, allowing for semi-trucks and trailers to simply drive through the entire shop.
Shortly after the property became vacant, ownership sought out Merit Commercial Real Estate to find the right tenant to take the reins at the well-known property. The site was brought to market in July of 2025, quickly getting exposure to the property and minimizing downtime between tenants.
Originally asking a lease rate equivalent to $1.30 per square foot of the building, the Merit team brought both parties together at $1.13 per building square foot, or $18,000 per month NNN. The majority of the difference lies in the fact the MAG did not lease the extra yard space visible in the image above. This rate sets a new market record for this kind of property.
